Solis combines world class architecture with a leading edge building system, engineered using the most advanced digital design and machine fabrication techniques, to realize the construction of a beautiful, sustainable home beyond your greatest expectation.

STAGES

The design of your dwelling is a journey, encompassing many complex decisions. We will guide you through this process and customize each dwelling to your specific requirements. Our cutting edge technology means you will be able to see and walkthrough your dwelling before one stone has been laid, using our multifaceted virtual reality experience. Test layouts, fittings and finishes as desired to minimize the likelihood of costly modifications after construction has commenced. All of this information will be fed into the BIM (Building Information Management) pipeline and an accurate cost derived, even before construction has commenced. We have broken this process down into five key phases, click on a phase for more information.

01/Consultation

The purpose of this consultation is to meet with you to discuss the site requirements and your individual needs.

To assist you in understanding how Steiger will work for you, we present samples of current materials and finishes. We have Architects available, so any ‘customisation’ you may have in mind can be discussed.

There is no cost associated with this initial consultation.

02/Design

The purpose of this stage is to establish a ‘concept design’ and related ‘cost plan’.

This information will empower you to make decisions on the scale and cost of your new dwelling. To do this we will visit your site to assess your views, topography, site features, orientation and prevailing winds, among other things.

We will then make some preliminary investigations into your local council’s planning requirements.

We can then prepare your concept design including; site analysis, floor plans, and 3D perspectives and present them to you in our ‘workshop meeting’.

Once your concept design has been approved, we will provide a preliminary construction cost plan, at this stage we ask for an initial deposit to be made.

03/Planning

The purpose of this consultation is to work with you to refine and document the details of your home to achieve council approvals and a finalized, fixed price contract.
At commencement of Step 3 we ask for a further payment which varies depending on the scale of your house and the complexity of your site.
To do this, we will coordinate the required consultancies such as Engineering and 6 star energy rating.
We will liaise with your Council regarding their requirements and submit the appropriate drawings and reports for their assessment.
After achieving Council approval, we will meet with you again to refine the details of your home and prepare a package of final construction drawings and documentation which confirms all your exterior and interior design choices.

04/Logistics

Once your specification is finalised and payments settled, your project will be slotted into our manufacturing queue.
Components are fabricated at the various specialist stations (facilities) and are packaged together and containerised ready for shipping to your destination. There will be multiple containers depending on the size of your dwelling.
Sailing schedules and any applicable duties and taxes can be calculated. Our customs clearance broker is here to assist with this process to ensure things are handled appropriately.
Once on land, Containers are shipped by truck to the location in preparation for unpacking, checking and assembly.

05/Construction

The purpose of this stage is to construct your beautiful new home using our modular construction processes.
This is a highly managed stage of the project and you have the following points of contact:
a) A client manager to facilitate all communications for the duration of the project and beyond.
b) A project manager will manage programme, progress and administrative duties.
c) A site foreman will manage the day to day activities on site.
If you have other construction requirements on site that are not directly related to Steiger, we are very happy to facilitate these so you have a ‘one stop shop’ to complete your project smoothly. You are provided with all the required contracts, insurances and statutory warranties and your payments will be spread over 4 progress claims, relative to the completion status of your home.
A defects inspection will occur between yourself and Solis at practical completion to ensure quality satisfaction, followed by an additional ‘defects liability period’ after completion.
